What needed to happen?
The home needed to be cleared out and prepared for the market. With the owner overseas, arranging each local step was a central part of my role. I coordinated the cleanout and donations, then the updates and staging.
Where did we spend?
I recommended new flooring, paint, light fixtures, and recessed lighting in spaces that did not have it. The kitchen was already partially updated.
We made the existing bathrooms look as good as possible without a full remodel. My expectation was that buyers might want to redo them, so I did not see that larger pre-sale expense as worthwhile.
How did the sale go?
The home attracted a lot of activity and sold in about a month, according to my recollection. The owner remained involved in decisions without needing to be in the country to arrange the local preparation.
What can another seller take from this?
A clear scope and someone coordinating locally can make an out-of-town sale more manageable. It is worth deciding what to improve and what to leave for a future owner before work begins.
This was a townhome sale. It illustrates my service approach, not a guaranteed timeline or price outcome for another property.
