Planning a connected move

Should I sell before
buying my next home?

Start with whether you need the sale proceeds, what your lender confirms you can do, and your timing. I've worked with sale contingencies, selling first with a negotiated rent-back, and clients using family funds. The right sequence depends on your situation.

Work out the finances first

We start with estimated net proceeds from your current home and your lender's assessment of your buying options. A possible sale price is one piece; what you may have available after the sale and what you can commit to next are just as important.

Why might selling first make sense?

When a client needs to sell, I often try to arrange that sale first and negotiate a rent-back. If the buyer agrees and the arrangement fits the transaction requirements, it can create a window for the next step. It is something to negotiate, not something to assume will be available.

Can the purchase depend on my sale?

I have worked with buyers whose purchase was contingent on selling their current home. The terms and the seller's acceptance matter. We discuss how your sale is progressing and what the timeline would require.

What if funds are available another way?

Some clients have bought a replacement property using funds borrowed from a family member while selling their current home. It is an example of a different sequence, not a recommendation for everyone. Your lender and appropriate advisers need to confirm how any funds must be handled.

Include preparation in the timeline

A cleanout, painting, repairs, or staging can affect when your home is ready to list. I help you decide what work makes sense and coordinate it as part of the overall plan.

Start before you need every answer

You can begin the conversation before you have chosen the next home. Tell me where you are now, what you hope to do, and what you need to coordinate. We can identify the next useful step.
