Selling in Valley Village

Your home deserves
a thoughtful plan.

Whether you're ready to list or still deciding, we'll start with your home, your priorities, and what needs to happen next. I'll help you weigh the preparation, plan the sequence, and coordinate the practical work.

Before the first showing

What is worth doing?
What can wait?

A full remodel isn't automatically the right pre-sale decision. We look at what the property needs and what a buyer may want to change themselves.

01

Start with the actual home

We discuss condition, presentation, your timing, and whether you will be living in the property during preparation.

02

Understand potential issues early

I recommend considering pre-listing inspections so we can understand findings and decide what to address. An inspection cannot eliminate every later issue.

03

Make selective improvements

Paint, flooring, light fixtures, and staging may be worthwhile. A major renovation needs its own reason, budget, and timing.

04

Coordinate the preparation

I can help arrange cleanout, donations, contractors, and staging as appropriate. We discuss scope and spending with you; specialists remain responsible for their work.

05

Price for the property and its location

Presentation is one part of the plan. Pricing also needs to reflect condition, the setting, and relevant market evidence.

Different situations. The same close involvement.

Selling an inherited home

I've helped coordinate estate sales, cleanouts, paint, lighting, staging, and a roof replacement on a trust sale. We can work through the practical preparation while your legal and tax advisers handle their areas.

Selling while you're away

I've coordinated a Valley Village townhome's preparation and sale while its owner was overseas. We can discuss local coordination and how you want to stay involved in decisions.

Selling before buying

We start with estimated sale proceeds, your lender's assessment, and timing. A sale contingency or negotiated rent-back may be part of the discussion, depending on the transaction.

A simple place to start

What does your move involve?

Choose the closest fit. I'll use it as the starting point for our conversation.

Questions before listing

Let's work through the details.

Do I need to remodel before selling?

Not automatically. We assess condition, likely buyer expectations, the cost and time involved, and whether selling in the existing condition may make more sense.

Can you help arrange a cleanout?

Yes. I have helped arrange cleanouts and donations, and estate-sale coordination when appropriate. We can discuss the scope your home needs.

Can I stay after the sale while I buy?

A rent-back may be negotiated if the buyer agrees and the arrangement meets the transaction requirements. It is not something to assume will be available.

Will preparing my home guarantee a higher price?

No result can be guaranteed. We make preparation decisions in context, and pricing still needs to reflect the actual property and market.

What happens when I contact you?

We start with the home, your timing, and what you are trying to accomplish. You do not need a completed renovation plan or a definite listing date to begin.

A conversation is a good place to start

Tell me about the home you’re considering selling.

We can start with what it needs, what you may want to do next, and the decisions in between.
